Overcoming Challenges

The site has historically been occupied by various ground floor retail and food outlets, with various office and residential units on the upper floors.

The proposals will provide for a 163-bed hotel, 104 apart-hotel rooms as well as a new courtyard and shopping area on ground floor levels, in the heart of the town centre and within close proximity of Reading train station.

mode assisted Thackery Estates in securing a positive planning outcome through engaging with Reading Borough Council highways officers throughout the planning process, and through preparation and submission of a Transport Statement, Travel Plan, Delivery Servicing Plan and Construction Management Plan.

Particular challenges that were overcome in partnership with the Client, project team and highways officers included the consideration and agreement upon servicing and waste collection arrangements via Fife Street, as well as a bespoke construction management plan that would minimise the impact on a well-used footway, adjacent pelican crossing, and all the while maintaining high value assets for the highway authority, including street lighting and a red-route on Friar Street.

The project has been the recipient of much anticipation in Reading and mode is looking forward to seeing the proposals delivered in the near future.
