Project Summary

Planning permission was granted for a masterplan of seventeen high-tech warehousing units in Norwich, totalling 116,500 sqft.

mode supported Chancerygate in securing this successful planning outcome by providing highways and transport planning expertise throughout the process. This included early engagement with Norfolk County Council highways officers to establish a clear understanding of expectations, and the preparation and submission of a robust Transport Assessment and Framework Travel Plan to demonstrate that the proposals could be accommodated sustainably.

A number of challenges were addressed collaboratively with the Client, project team and highways officers. Access and servicing arrangements were carefully considered to ensure that operational requirements of the development could be met while minimising potential impacts on surrounding streets. This also required agreement on matters relating to Traffic Regulation Orders, which were handled in a proactive and pragmatic manner to the satisfaction of the highways authority.

To ensure an accurate representation of the scheme’s transport effects, a bespoke trip generation assessment was developed and agreed with the highways authority. This approach provided a realistic picture of how the development would operate in practice, and was instrumental in demonstrating that the impact on the surrounding road network would be minimal. As a result, no off-site highways mitigation was considered necessary.

Through this combination of technical analysis, constructive engagement, and clear presentation of evidence, mode enabled Chancerygate to secure planning permission for the scheme, paving the way for the delivery of high-quality employment space in Norwich.
