The scheme comprises three flexible Use Class B2/B8/E(g)(iii) units, totalling 30,534 sqm of floorspace. While logistics and industrial activities form a core part of the proposals, the scheme has been designed with a high degree of flexibility to respond to future demand.
In addition to meeting the needs of modern distribution and industrial occupiers, the development has the potential to attract a broader range of end users, including research and development, life sciences and creative industries such as film and media production.
This adaptability reflects both market trends and the aspirations of the London Borough of Barking and Dagenham for the Chadwell Heath Transformation Area to become a hub for innovation and economic growth.
Comprehensive Transport Package
As one of the first major projects to come forward within the Transformation Area, the development represents the starting point of a much wider regeneration programme that will deliver a multi-use masterplan and provide significant placemaking and employment opportunities for Dagenham.
Mode supported the client through an exceptionally swift planning process for a scheme of this scale. By working collaboratively with the Greater London Authority and Transport for London, transport and highways matters were addressed with rigour and efficiency, helping to secure confidence in the proposals and their contribution to East London’s evolving economy.
The work undertaken by mode included the preparation of a Healthy Streets Transport Assessment, a Framework Travel Plan, a Car Parking Management Plan, a Construction Logistics Plan and a Delivery and Servicing Management Plan. Together, these provided a comprehensive and policy-compliant transport package, demonstrating that the development can be delivered sustainably while remaining responsive to both current and emerging employment sectors.
