Sustainable Residential Development

mode was appointed by Southern Housing to provide highways and transportation advice in relation to a planning application for a 226-home residential development together with a Suitable Alternative Natural Greenspace (SANG).

The site raised a number of challenges, including concerns from local residents and the local highway authority regarding access arrangements, potential traffic impacts, sustainable travel connections, and a proposed parking strategy that fell below local standards.

mode played a central role in overcoming these issues by:

  • Preparing a robust transport evidence base to demonstrate the scheme’s compliance with national and local planning policy.
  • Developing a sustainable access strategy incorporating walking, cycling, and public transport connections.
  • Engaging proactively with the local authority and stakeholders to address concerns around traffic and parking.
  • Acting as expert witness at appeal, supporting Southern Housing in ultimately securing planning permission.

Through this work, mode helped to deliver a high-quality, sustainable residential development that not only provides much-needed new homes but also enhances the surrounding environment through the provision of a SANG, ensuring long-term biodiversity and recreation benefits for the community.
