47 Hay’s Mews

Project Summary

mode provided transport planning support to Arcacia Consulting in relation to a planning application for the redevelopment of 47 Hay’s Mews, Westminster, a constrained mews site within the Mayfair Conservation Area.

The proposals comprised the refurbishment and extension of the existing mews building, including an uplift in office floorspace alongside the retention and reconfiguration of three residential units. The development was proposed as car-free, reflecting the site’s highly accessible central London location and alignment with London Plan and Westminster City Plan policy.

mode’s role focused on providing a proportionate and policy-compliant transport evidence base to support the planning submission, addressing existing conditions, sustainable accessibility, trip generation and construction impacts.

As part of the commission, mode prepared the following technical documents:

  • Transport Statement
  • Framework Travel Plan
  • Outline Construction Management Plan

The assessment demonstrated that the proposals would not give rise to unacceptable transport or highway impacts, and that the site is exceptionally well served by walking, cycling and public transport, supporting a fully car-free development approach.
