Project Summary

mode provided transport planning support to River Residential in relation to a planning application for the change of use of an existing office building to an apart-hotel at 345 City Road, Angel.

The proposals comprised the conversion of approximately 355 sqm of office floorspace to provide five apart-hotel rooms and a ground floor reception, with no external alterations to the building. The site is located on City Road, within close proximity to Angel Underground Station, and benefits from exceptional public transport connectivity and access to a comprehensive walking and cycling network.

mode prepared a Transport Statement to support the planning submission, assessing the site’s accessibility by sustainable modes, existing and proposed parking provision, servicing arrangements and trip generation. A detailed assessment of Public Transport Accessibility Levels (PTAL), Travel Time Mapping and local road safety conditions was undertaken to demonstrate the site’s suitability for car-free development.

The Transport Statement confirmed that the proposals would generate fewer total person trips than the existing office use, with all trips expected to be undertaken primarily by walking, cycling and public transport. The assessment concluded that the development would not result in any material impact on the surrounding highway network and fully accords with national, London-wide and Islington transport policy.
