Transport and Highways Advice

Godwin Developments appointed mode transport planning to provide transport and highways advice, to support alternative development proposals for the former Ram Jam Inn, along the prominent A1 roadside location in Rutland.

  • Layout & masterplanning input, including drive-thru lane tracking and review of servicing arrangements;
  • upgraded access design (B668);
  • modification and improvement of existing internal traffic operations and interaction with adjoining PFS (Inc. access to the A1 northbound);
  • internal signage strategy (Inc. preliminary signage strategy for the surrounding local and strategic highway networks);
  • parking standards review and analysis;
  • preparation of transport assessment;
  • preparation of travel plan; and,
  • Positive engagement and liaison with Highways England and Rutland County Council Highways.

Application Submitted

The scheme, which consists of two new drive-thru units, two drive-to units and 72 car parking spaces (including five disabled spaces and provision for EV rapid charging), will see the currently disused land and buildings, regenerated and developed for roadside retail use. mode transport planning has been involved with the scheme since inception, and has undertaken the following key tasks:

The application was submitted in February 2020 and whilst the Highways negotiations were complicated and at times onerous; mode eventually secured a Highways Authority recommendation and approval was given by Members at (virtual) Planning Committee in December 2020.
