mode transport planning was appointed by Hortons’ Estate Limited to provide highways and transport advice for the proposed development of a new 15,000sqft commercial unit located off Hollymoor Way, Rubery.

The scheme was proposed to be occupied by a national self-storage operator but retained an open consent for B1c/B2/B8 land uses.
mode’s transportation work involved:
- traffic generation of the various uses within the open consent to demonstrate that there would be no offsite impact;
- vehicle tracking and layout advice;
- two tier Travel Plan to limit required measures based on the number of staff subject to reflect the open consent;
- stopping up order application through a S247 and the DfT; and
- transport statement

In addition to mode’s transportation inputs; Hortons’ also instructed the wider group to undertake a Noise Assessment via Air & Acoustic.
The scheme was consented in late 2020 and continues a long standing relationship between Hortons and mode transport planning.
