57-61 Union Street

Project Summary

mode was appointed by MH Holdings Corporation Limited to provide highways and transport planning advice for the redevelopment of 57–61 Union Street in Southwark. The site, formerly home to R.K. Burt & Company Ltd, will be transformed through the demolition of redundant warehouse buildings and the delivery of nine new homes, alongside the retention of 236sqm of commercial space.

Located in a highly accessible Central London setting with a PTAL of 6b, the scheme is car-free and places strong emphasis on sustainable transport, including secure cycle parking and easy access to walking and cycling infrastructure.

mode’s role included the preparation of:

  • A Transport Statement setting out accessibility, trip generation, parking and servicing arrangements, and demonstrating the negligible impact of the development on the local network.
  • A Delivery and Servicing Plan, establishing how servicing activity will be safely managed on Union Street, supported by nearby loading facilities.
  • An Outline Construction Logistics Plan, ensuring construction traffic will be managed in a way that minimises disruption to neighbours and safeguards the operation of Union Street and surrounding streets.

Through proactive engagement with Southwark Council, mode addressed all matters raised at pre-application stage, including detailed cycle parking provision, waste management, and servicing strategy. The work ensured the proposals complied with the London Plan and Southwark Plan, aligning with local policy objectives for sustainable, car-free development.
