mode transport planning was appointed to provide transport planning and highways advice for a mixed-use development at the former Lymm Hotel site on Whitbarrow Road in Lymm, Warrington.
The development proposals comprise 45 retirement apartments, 66-bedroom care home and 90 place children’s nursery. The scheme included amended vehicular access serving a shared on-site car parking provision. The existing 62-bedroom hotel building was demolished to facilitate the new development.
A transport assessment was produced by mode which emphasised the site’s excellent accessibility by sustainable modes, including good quality walking routes to local amenities, extensive cycle routes and regular bus services. mode’s detailed assessment also included a first principles-based trip generation and car parking occupancy assessment which demonstrated that the proposed shared-use at the site would operate efficiently and safely.
mode prepared the following key transport related elements in support of the planning application:
- detailed scoping consultation with Warrington Borough Council Highways Officers;
- detailed review of the site’s sustainable accessibility;
- first principles trip generation exercise;
- car parking occupancy assessment;
